Investigation of Economic Consequences of Land Use Changes in Shahrekord Village of Karaj

The issue of handing over to the virgin lands of the villages, especially the prosperous and prestigious villages around large cities and metropolitan areas, is a common concern. This is more critical when it comes to villas and bungalows which followed a sort of fashion. What is not hidden from the point of view of profiteers and brokers, and is associated with the looseness of the foundations of rural economics. Therefore, the susceptible villages are in the target and the prey, and they are tamed. Shahr-e-kark village is one of the villages in this village. The present study is devoted to the discussion of the economic impacts of land use changes in recent years. The present research is based on the nature of the applied and descriptive-analytical method, and is carried out in three sections. In the first section, the review of the literature on the agenda was developed to formulate the theoretical framework of the research; Subsequently, in the second part, a survey was used to collect information and indigenous and non-indigenous people residing in the village were interviewed. In the last part, using the measures taken in the first and second sections, in order to validate the present qualitative research, the documentation of the statistics and information obtained in concordance with the results of the interviews was concluded. The results show that land use changes in high quality and semi-quality land are the prey to luxury buildings with alien architecture with village bodies and as the price of land and housing gets more and more high, the local community due to the cost of housing and rising living costs has been made to leave their place of residence. Growth of construction and migration of non-native people to the village due to the seasonal nature of the trips has led to the unsustainability of the rural economy.
