Assessment of Success rate and efficiency of new towns

(Case Study: Sadra New Town)

Technology transfer and big industrial development, expansion of communication paths, cultural facilities and other attractions the enchanting in big cities has been cause such as consequences become empty rurals, rural convert to cities, convert the middle cities to big cities and increasing the number of cities. Irregular and rapid expansion, congestion and population concentration in large cities, have been caused that cities have not able to sustain a healthy urban life and in fact can not provide necessary services for their residents. Considering these issues for distribution in major cities and balanced economic and social development and control of its irregular, has been proposed creating new towns surrounding large cities to reduce its population and attractions, in the distance from major cities. Sadra New town whit distance 15 kilometers in northwest of Shiraz, was created first new town in the urban area of Shiraz in order to rehabilitate the system and attracting overflow of population metropolis Posts Shiraz and reduce problems on the city. This paper reviews function Sadra new town to absorb overflow metropolis of Shiraz population and the amount of city pays residents satisfaction. Research methods in this study was based on library studies and documents, field observations, interviews and obtain data through questionnaires and analyze data using SPSS software performed.Findings of this study indicate that: a large number of households living in Sadra New town are the overflow population Shiraz, important reasons for migration to the Sadra new town households including; cheaper land and housing. Satisfaction of residents in Sadra New Town is very low, and finally that, 61/1 percent of new town residents, unwilling to have permanent residence in this city. Based on research findings, between time of resident and Sadra new town satisfaction, sense of place and permanent residence, to reduce problems and willingness to stay permanently, urban facilities and equipment and satisfaction of this town and other variables that more research will have a significant relationship.
