Identify and analyze the barriers to private sector investment in urban development projects (A Case Study of District 10 of Tehran Municipality)

In a general definition the investment is usage of capital to generate new revenue. According to economists, investment means the use of resources to produce income or increase in the future. District 10 of Tehran is between central regions of Tehran due to the lack of land, less capital return, lack of trans-regional operation and less burnout and tissue density is not attractive for for private sector investment. In this study, we try to hold on to the field method, the obstacles in the way of investment in the region have been identified and solutions to meet there be presented. Also in accordance with the priorities, most important financial instruments given. Willing to sell rather than participate, change of positions and their problems, movement and carefulness, time-consuming contract formation, contract terms, project expertise problems, ownership problems after termination of project, transfer of ownership, technical expertise and vision to the venture capital ‌, further enhancing the role of public participation organization, investment packages, management in operation of the project s, lack of floating of contracts, lack of guarantee, and inconsistency of conditions with the terms of the contract, are most important barriers to investment private sector in district 10 of Tehran municipality.
