Physical Assessment of the Nascent Urban Neighborhoods Using the New Urbanism Principles (Case Study: Yaghchyan Neighborhood of Tabriz)

New Urbanization , was formed in response to the modern unstable areas. ýThe lack of incorporation of uses , densities in the context of the ýneighborhood, inappropriate Radius of Access to uses , the dependence on ýprivate cars and lack of pedestrian spaces , including the new urban ýproblems. Looking in to the problems of urban decline in city centers and ýhorizontal expansion of the city and its consequences , according to new ýapproaches to sustainable development approach was considered by urban ýplanners and Thus New Urbanism critical approach to modern urban ýplanning with an emphasis on man's place in contemporary urban space , was ýformed . In this regard , the present study sought to evaluate the physical ýneighborhood of Tabriz Yaghchyan components such as User mixing , ýdistributing density and pedestrian access to improve the living standards of ýthe New Urbanism approach , will be evaluated . Research methodology in ýthe research is analytical and descriptive- applied type. It statistical ýpopulation is yaghchian neighborhood , as well as methods of gathering data ýarelibrary and fieldwork.Both quantitative and qualitative analysis ýconducted using the software GIS. Our finding ssuggest that neighborhood ýYaghchyan , in terms of compatibility , the radius of the performance of ýpublic services and pedestrian access , the position is desirable. Also The ýresults of this study indicate that the high density in this neighborhood led ýto regular formations multiplicity and various parts of buildings that it ýpattern of diversity of housing in this neighborhood has led.ý
