An Analysis of Strategic Planning for Managing Density Due in Urban Land Rent (Case Study in Tehran)
The rapid growth and horizontal expansion of cities in most countries of the world, both developed and developing has encountered serious problems. The issues of this phenomenon have not only exacerbated the policies of urbanization, but their consequences have also played a key role in exacerbating the economic, social, political, managerial and environmental issues of societies. This paper was designed with the aim of strategic planning in managing density due urban land rent in Tehran city. The research method is analytical-descriptive and uses the swot-Ahp combination technique. The results of the research show that physical, managerial and economic factors are in different positions. According to Chart 1, managerial factors with the score of 0.346 are in the first place, indicating a higher priority than other factors. Economic factors also ranked second with a score of 0.338, and in the end, the physical factors with a score of 0.316 are in the third place. The results show that the dominant strategy on the study area is the type of diversity (ST) that has the most sensitivity, and the defensive strategy (WT) has the least sensitivity in controlling the density of land rent in Tehran city.
