Analysis of the Effective Key Factors on Sustainable Urban Regeneration(Case study: Central part of Hamedan city)

The central part of cities with long history has a high potential due to geographical. Despite the positive features of the central part of cities its residential neighborhoods suffers in.. the present study aims to identify and evaluate the effective factors on sustainable regeneration in Hamedan city. The present study uses a descriptive-analytical research Method. The required data were collected via literature review and survey procedures. The resulting data were analyzed with the FLMICMAC software. After studying the sources 36 variables were identified for the sustainable regeneration. For the final selection and rating of the variables specialists and experts in the field were interviewed using the Delphi method. The results of the analysis the FLMICMAC software showed that the variables of the amount of banking facilities with defuzzified direct influence (63.5) and first influence rank; the amount of public and private investment (62.33) with second the change in exchange rate (59.5) with third ،quality of construction materials (56.16) with fourth; and the amount of monthly income (55.33) with fifth; were the most influential variables respectively. This variables have direct influence label. whereas the variables of participation rates of resident (63.83) with defuzzified direct dependence and first dependence rank; prices of the residential units (62.66) with; sense of belonging (59.66) with third; quality of construction materials (58.66) with fourth dependence rank; were the most dependence variables of the sustainable urban regeneration. According to the results of this study the realization of sustainable urban regeneration is highly depend on the effective variables.
