Urban Sustainability and Vitality are among the most important strategies that urban management should consider in order to achieve sustainable urban development and to promote the economic and social development of neighborhoods. The purpose of this study is to investigate the performance of urban management on sustainability and vitality in urban areas in Urmia. The statistical population of this study includes all experts, urban managers and university professors working in the field of urban development, urban planning and urban management in Urmia. 100 individuals were randomly selected and the required information was collected using a research tool. The tools used in this study include a researcher-made questionnaire whose content validity is formal and structural and its reliability has been confirmed by combined reliability. Data analysis was done through correlation analysis and structural equation modeling using SPSS and Smart PLS software. The model evaluated in this study had acceptable fitness indices. Structural equation modeling showed that environmental factor (γ = 0.231, t = 3.75), physical factor (γ = 0.224, t = 3.09) had the greatest impact on urban vitality in Urmia. Also, urban performance management had the most impact on physical (t = 4.81, γ = 0.431) and environmental (t = 4.71, γ = 0.423).
