Identifying the Pattern of Creating Rentier Economy in Land and Housing Sector in Taleghan County, Using Grounded Theory

The issue of Rentierism is common topic in economies based on selling of the natural resources. In Iran, the accumulation of monetary resources from the oil trade in control of the government has led to rents. The resources that the government distributes at its own desire in different areas. In the meantime, combining the money factor and land will form housing rentierism in Iran. Meanwhile, combining the economic factor with land and housing in the form of land and housing rentierism, which is very common in Iran urban-rural and natural landscapes. The interest of this type of rentierism in the spatial concentration of the capital and its surroundings has become the center of such phenomenon. The present study has been conducted in related to this sort of rentierism in Taleghan county as one of the hinterlands of Tehran and Karaj metropolises, in order to identify the local-regional process of rentierism creation and expansion. This research was done using qualitative research method (using grounded theory model). The type of research was fundamental and had the purpose of enhancing-expanding the knowledge. The research tools were interviews, the statistical population of researchers in the field of rentier economy in land and housing sector, a sample of 15 people.The analysis of the interview was also performed with the MAXQDA 2018 software. The results analyzed at both lexical and categorical levels. Thus, 5 codes and 54 sub-codes related to the dimensions and factors of creating and expanding land-housing rentierism in Taleghan county been identified.
