Reading the key factors of success in the regeneration of peri-urban settlements with emphasis on the final beneficiaries Case of study: Chahardange City

In terms of purpose, the present research is applied and insightful and has an interpretive and analytical nature, and in terms of method, it is in the group of quantitative and qualitative researches. Grand theory method and hybrid models (EDAS and FBMW) data analysis. The results in the qualitative part showed, 5 categories of capacity building, participatory action, populism and avoidance of govt in regeneration organizations, hard look and development of a specific legal framework, awareness and knowledge of actors of regeneration projects. , was extracted from semantic units. Finally, the results of the EDAS model in order to rank the categories showed that the category of populism and avoidance of government in regeneration organizations with a final weight value of 0.99 has been assigned the highest rank and the highest priority.
