Analysis and Evaluation of the Performance of New Town's Population Attraction

Following too much activities and population density، economic، social and environmental problems emerged and quality of life dropped in the metropolitans، on the one hand، and in order to make the distribution of the country population balanced and to decentralize the big major cities on the other،the policy and strategy to establish new towns was made. To achieve these goals، the ideas of new towns mainly in terms of population attraction and employment were proposed. Now that two decades have passed since the policy was made and proposals periods expired، it is the right time to evaluate the performance of population attraction of the new towns. Thus، the present paper with a descriptive and analytical approach tries to assess the performance ofthe new town of Mohajeran’spopulation attraction. Information and data from Field and library studies such as questionnaires have been collected and analyzed qualitatively and quantitatively in this study. The results show that population of the new town of Mohajeran in 1385 (2006) was 11109 which had the realizability rate of 8. 54 percent compared to the predicted population in the same year and 12. 30 in the late 1388 (2009) the prediction of which was made in 1385 (2006) suggesting its weak performance in attracting population. With the proposed plans evaluated، it was indicated that none of the goals was reached other than providing a site for the residence of oil industry employeesas well as for by-industries. Analysis of questionnaire data also indicate that despite some shortcomings، including failure to provide good and enough services، poor access to various urban land use، suburban transportation problems، affordable rent and housing buy and… has been cases that respondents referred to them as living difficulties in mohajeran new town However، measures like the establishment of Arak- Mohajeran suburban railway، administrative-trading and service-providing—welfare ecomplexes and the housing project of Maskane Mehr by the civil engineering company of Mohajeran are in hand and operation which can increase the residents’ satisfaction and improve the trend of population attraction in the future.
