Study of the status of sustainable urban housing in District 1 Region 9 of Tehran

Abstract:
Housing is considered as one of the most basic needs of human life as the smallest element of the habitat, and the place of rest and comfort has been a long-standing fate of security and tranquility. Housing has become a very broad and complex concept today, and with the emergence of the concept of sustainable development, the importance of expanding the concept of sustainable housing and its growing aspects have become apparent. Sustainable housing design uses a wide range of active and passive design principles that improve the environmental and social aspects. Nowadays the cities of Iran are involved with the problem of the worn out and historical context of the city, which is incompatible with the new urban life and the characteristics of a modern city; the structural and functional anatomy of these tissues indicates the manifestation of problems such as conflict with the general structure of the city, population density and concentration, and Activities, economic decline, deterioration in physical quality, the reduction of local and residential values, the decline of social qualities, unfavorable environmental conditions, access difficulties and traffic congestion, and degradation of cultural and visual qualities. District 1 Region 9 of Tehran consists of 3 neighborhoods with the names of Professor Moin, Shahid Dastghib ​​and Dr. Hoshiar. Based on the census of 1390, the population is 73141 and 21719 households. The total area of ​​this area is 260.8 hectares, with an area of ​​73/1 hectares of that texture worn. In this research, by studying the theoretical foundations of sustainable urban housing and its dimensions and indicators, in District 1 of Tehran 9, we measured the sustainability of urban housing. The indicators studied in this study are economic sustainability, social sustainability and environmental indicators. The present research is based on the developmental-applied and descriptive-analytical methodology based on library studies and field studies. The results of the survey of economic indicators show that in District 1 per person, 16/29 square meters is the residential area. For every household with rented housing, 1/36 households have civil housing. In general, prices for housing in general are lower than average housing prices in Tehran. The results of social sustainability indicators show that the density of people in the room in district 1 Region 9 of Tehran is 3/11. The household size of the municipality's professor is more than other neighborhoods. The density of the number of residential units is 8876/53. Indicators of environmental sustainability show population density in District ​​1 is 280/44 per hectare. The ratio of the surface of green space to residential areas in District ​​1 is 0/09 square meters. The ratio of the area of ​​green space to the total area of ​​District 1 is 0/04 square meters. Per capita of parks and green spaces in District ​​1 is 1/6 square meters. 93/42% of household wastewater is disposed of with residential wells. All of these surveys show a very poor social and environmental sustainability condition, which is a good condition among economic indicators. Solving the problems of worn out tissues by promoting social capital; providing financial incentives and reducing loan installments for applicants; increasing green spaces to create vitality and expanding social interactions and improving the environmental situation are among the most important recommendations.
