Evaluation of the process of land Assembly in renovation of decay texture in Tehran-Case Study: Nizamabad Neighborhood

The decay textures are one of the most important issues and challenges of Tehran’s urban management in recent decades. For this reason, policies, plans, methods and significant measures to renovation these textures have been adopted and implemented. Land Assembly is one of the renovation methods of the decay texture of Tehran city, which is based on the According to the Supreme Council for Urban Planning and Architecture of Iran and The Detailed Plan rules and regulations of the city have been implemented in order to integrate fine-grained pieces. The purpose of this study was to evaluate the land Assembly process in the renovation of the decay texture of Nezamabad Neighborhood in area 1 of Tehran 7th District. Most of the information needed for this research has been collected by field method. The statistical population of this study was the officials and experts and owners of Fine-grained pieces in this neighborhood. SPSS software and non-parametric Chi-Square and Friedman statistical tests were used to analyze the data. According to the results of this research, the process of implementing land Assembly and renovation in the Nezamabad Neighborhood has suffered from a wide variety of problems.
