Abstract:

Considering the nature of the tourism phenomenon of second homes, economic changes due to its expansion in rural areas are inevitable. The spread of this phenomenon can have both favorable and unfavorable effects. Therefore, it is necessary to investigate its effects and consequences on the villages to provide the ground for its organization. Toshan village in Gorgan is one of these villages where the construction and expansion of second rural houses have dramatically increased in recent years. Also, it has affected the economic aspect of the village. Thus, the main purpose of this study is to investigate the viewpoints of Toshan village residents about the effects and consequences of the development of second home tourism on the economy of this area. For this purpose, 174 households were selected using a cluster sampling method, and a questionnaire was distributed among them. The results of data analysis and field research indicate that the development of second home tourism in Toshan village has had many economic effects. The adverse effects have been more than the positive effects.
