Inefficiency of city development plans specially detailed plans with existing facts in community reveals in social phenomena''s form. Results of these change is to created difference in urban services and constantly decrease of urban environmental quality. In these research has tired via library survey، questionnaire distribution between goal society، specify the created changes in approval lean use in Marvdasht city between 1375-1380 with use the Auto cad and Arc GIS soft wares. In examination causes of cities land use change، most portion belong to economical and legal factors، that it''s related to nonexistence of income sustainable resources in municipalities and lake of strong guaranty performance in urban standard and regulations.
