Analysis of the relationship between housing price developments and demographic variables(Case Study:Tehran City)

Abstract:
Due to the high proportion of housing in household basket, the smallest change in the price of it makes considerable impact on the urban economy. Therefore, the study of factors affecting the price of housing is necessary. This study analyzed the relationship between the average price of square meters of residential as an indicator of housing price developments and population and its variables (statistics  of births, deaths, marriages and divorces) in Tehran. During the study, the
correlation between the data collected through multiple regression calculation was performed using SPSS software. Research findings indicate that the correlation coefficient between variables was 0.970 (perfectly acceptable), The adjusted coefficient of determination was equal to 0,905 which means 90 percent of total dependence on changes in the average price of housing to the independent variables, which showed that 90 percent of all changes in the average price of housing depended to the independent variables, The test F (25.734) in a significant error level of less than 0.01 means choosing the right model, The error level T is higher than 0.05, it means that 5 variables on the average price of square meters of residential was ineffective. But -according to the coefficient- between the independent variables of birth (0.723), divorce (0.165), population (0.115), death (0.004) and marriage (-0.130) had an impact on the dependent variable .
As a result the variables measured, birth, divorce, and the population has the greatest effect on the rise in house prices over the period 2001-2014 in Tehran.
