The analysis of the affective factors on the urban space Commodification From Citizens' Perspectives (Tabriz metropolis)

Commodification of space means that space is constantly being produced and reproduced as a means of production for profit. Metropolis of Tabriz Due to the rapid population growth in recent years, the land and housing stock exchange, the privatization of public spaces, the expansion of vacant houses and inflation have been severely subject to commodity space. Therefore, the purpose of this study is to analyze the factors affecting the urbanization of Tabriz urban space. In this study, descriptive-analytic method was used. The statistical population of the study was all citizens living in Tabriz in 1397. Based on the Cochran formula, 379 samples were selected. Data were gathered using a researcher-made questionnaire. SPSS 22 software was used to analysis the data and statistical tests such as single sample t-test and regression were used. The results have shown that the inflation index (inflation in the land sector, housing and rentals) has been emphasized by the citizens as the most important factor in the urbanization of Tabriz's urban space. Also, in order to stop or at least slow down the process of commodifying the urban space of Tabriz, we can use the tax on vacant houses and capital Gains tax.
