Analysis of effective factors on public-private participation in reducing social harms of worn-out urban tissues

Today, the management of social harms in worn-out areas has become one of the necessities of urban development. The government and the urban management face serious restrictions to finance urban remediation projects. Therefore, in this study, the contexts for attracting public-private participation in such projects are explained. The research method in this research is descriptive-analytical and its type is applied and developmental. The technique of data collection is documentary and field survey. The data analysis tool is SPSS. The research results emphasize that by establishing a quasi-governmental institution with sufficient executive power, as a social stimulus that establishes partnership between the private, public and social sectors, it can achieved a successful urban regeneration by creating the necessary trust and confidence. Strategic planning is based on the capabilities of local institutions, local community and local participation and, unlike the previous routine, emphasizes urban planning and design in small and specific comparisons. The results of factor analysis indicate that the most important factors in private sector participation are classified from factors 1 to 8, respectively, the first factor (financial-administrative) with a specific value of 3.125 and a percentage change of 15.62% compared to other variables has a significant impact on the participation of the private sector in the management of social harms in the worn-out tissues of Iran.in contrast,the eighth factor as design and pattern, with a specific value of 1/060 and a percentage change of 5/29 of the total variance has the least impact
